Some frequently asked questions and answers on how to proceed are detailed below:-Q Will you be taking out references? Yes. You will be referenced to assess your credit rating and suitability to occupy the property. This will involve checking your current address (and previous address if you have not lived at your current address for at least three years) and current work status. It will also check for any County Court Judgements (CCJ's) defaults or arrears. It is your responsibility to make a full disclosure of any of these items at the time of submitting your application in order that full consideration can be given to your circumstances. Q How much does referencing cost? You must complete and return a referencing form together with the appropriate fee of £100 plus VAT (payable per applicant). If you pay by cheque this would need to clear in the bank before referencing starts therefore it is preferred you pay in cash in order to avoid delays. When you complete the referencing form you are signing to give us authority to make the appropriate enquiries in order to complete the procedure. All such information obtained will be treated in the strictest confidence.Q What happens if we are not accepted by referencing or the landlord withdraws the property before we occupy? If you do not pass referencing the fee payable above is non refundable. If the landlord withdraws you will receive a full refund. Q I've heard about guarantors. What are these and will I need one? A guarantor is someone who will be a party to the Tenancy Agreement and can be called upon to meet your financial obligations if you should fail to do so. Only very occasionally is one required and if applicable we will discuss this with you at the time of your application. Q How long does it take to complete the referencing? Usually this is complete in a day but depending upon your circumstances we may need to write to your employer or previous landlord or other appropriate referee and this can sometimes slightly delay the process. Q Will I have to sign a legal agreement? Yes. You will be required to sign an initial six months Assured Shorthold Tenancy Agreement. Longer terms, usually for twelve months, are often available upon request or after the initial term has expired. Q What about notice periods to leave the property? Unless the contract has been breached and repossession is sought the contract will last until the end of the fixed term. If the tenancy continues on a month to month basis the landlord will need to give you at least two full rental months notice if he requires the property back and you would have to give at least one full rental months notice to leave the property. Q What will I have to pay? At the outset you will need to pay the referencing fee of £100 plus VAT (per applicant) and a £100 holding deposit. This holding deposit reserves the property for you whilst we are taking references and is refundable when you sign the Tenancy Agreement. At or before the time of signing the Tenancy Agreement you will need the first months rent, a deposit usually equal to one months rental (this may be more on certain properties). If you are paying by cheque you will need to allow five working days prior to signing for the funds to clear. Q What about the deposit? The deposit is held by ourselves in a client reserve account and is returned to you at the end of the tenancy upon a final property inspection. Q Do you take an inventory? At commencement an inventory will be compiled to establish the contents and the condition of the property and you will be asked to check and sign this. When you leave the property this will be checked again with you present.
