LANDLORD INFORMATION :

Barons let and manage a growing portfolio of furnished and unfurnished properties throughout the Christchurch and the surrounding areas.

We cater for Company, Investor and Private Landlords.

During recent years the lettings market has expanded rapidly along with accompanying legislation.  Landlords can now rent their property safe in the knowledge that they can obtain possession at the end of a tenancy.

We provide landlords with a brochure identifying the legislation relevant to their property and we ensure compliance through our management service.

We are particularly proud of our tenant vetting procedures and know that getting it right at the outset, with careful tenant selections and referencing, can help prevent difficulties throughout the tenancy.

What services do we offer to landlords?

Letting and full management;

  • Providing a brochure clearly setting out our terms and conditions of business
  • Visiting property and advising on rental value and condition of property regarding improvements to help maximise rental returns. Holding keys to property
  • Advertising the property to locate prospective tenants and strictly vetting prospective tenants including taking and checking references
  • Producing a thorough tenancy agreement
  • Compiling and agreeing with tenants and landlords a comprehensive inventory (if required)
  • Collecting a deposit (usually equal to one months rent) and holding this in a client reserve account.
  • Monthly collection of rent and prompt monthly payment to landlords direct to their bank with a monthly statement sent by post
  • Dealing with gas, fire and electrical inspections on behalf of the landlord (these will be subject to a separate fee if required)
  • Informing utilities of incoming and outgoing tenants
  • Mid-term inspections and arranging any repairs deemed necessary. Not to proceed with work without landlords authority
  • Dealing with queries arising
  • Protecting the landlords interests regarding repossession of properties by serving possession orders on a timely basis
  • Arranging checkout of properties at end of term
  • Being committed to the management process throughout the term of the tenancy

Let only;
